Why it works...

Oftentimes homeowners are so overwhelmed by the process of selling their home that an unbiased third party is just the ticket for preparing their home to list in the current market. That’s where we come in!


A home consult is the simple process of a stager meeting with current residents to explain how to make the best overall impression for the greatest number of buyers. A room by room walkthrough is done, with clear and precise notes provided for each space. Simple adjustments and tips are given to neutralize the space for both the photographs that will be taken and/or the general showing of the home. A complimentary 'Resident Consult' packet is given to the homeowners along with the notes taken at the end of the session. Residents are encouraged to follow up with any questions or suggestions from the stagers even after the consult appointment.


But is a consultation really necessary? We have overwhelmingly positive feedback from the agents we work with at Maple&Moss. Creating a warm and neutral space with the existing home owner’s possessions can be challenging. Homeowners need to understand that their items may be meaningful to them, but not practical or beneficial for the space. It is a delicate balance but an area we pride ourselves in working seamlessly to provide. Plus, did you know that over 95% of buyers won't even consider setting up a home showing unless they like the pictures? In today’s market, it is absolutely necessary to appeal to buyers, and the best way to achieve that is through a professional stager's consult. 


How it works...

  • Step 1


Set up consultation date and time with homeowners directly or through the agent. Maple&Moss will send a pre-consult checklist to the homeowners so they feel prepared on what to expect for the meeting. 

  • Step 2

Consultation day! A Maple&Moss designer will go over a room by room evaluation with homeowners to make sure their house is in tip-top shape for listing. We take the notes and hand them over to the client at the end of the consult. Agents are welcome to join although it is not necessary. We will send a post-consult email with overall notes from the meeting to the agent so everyone is on the same page. We recommend having a consultation as early as possible in the process. This allows homeowners time to get everything prepared before photos are taken. 

  • Step 3

We want to make this process as easy as possible. Sometimes that means even coming back to the home to help the homeowners get ready for the photos. At an hourly rate, our designers take the pressure off the homeowners by helping set the table, make the beds and add those finishing touches that make all the difference in the real estate photos.

Designers give their personal contact information if any further questions are needed to be answered after the consult. We want your homeowners to feel like someone is on their team, helping guide them through the selling process.
